What we do

- Structural changes, opening up walls and moving doors or windows
Remodeling in an older, wet-climate home
Many Ketchikan homes are built on slopes, on pilings or on older framing, and moisture is a constant. When we open a wall for a remodel we check for water damage and rot, show you what we find with photos, and price the repair before it goes further.
Inside the City of Ketchikan, additions and structural changes need a building permit from the City; the Borough handles zoning. What applies depends on where the property sits, and we tell you what the project needs. Permit fees are not in our price; when OG pulls the permit, the fee is billed at cost.
How it works
- Tell us what you want to change and what is bothering you about the space.
- We walk the project with you and talk through options.
- We write up the scope and go over it with you.
- We do the work, keeping the living space as usable as we can.
- Final walkthrough, punch list and clean-up.
Common questions
Do I need a permit for a remodel?
Cosmetic work often does not; additions, structural changes and some plumbing or electrical work do. We will tell you what your project needs.
Can I stay in the house during the remodel?
Often yes, depending on the scope. We tell you up front what to expect.
Do you also build additions?
Yes. Additions are part of what we do, from a small bump-out to a full room addition.
